The Buyer Pipeline Log (BPL) is a simple system for recording and organizing all buyer activity related to your home, including inquiries, showings, and offers. It allows you to see, in one place, who has engaged with your listing and how serious that interest appears to be.

What it is.

After each buyer interaction, such as a showing, inquiry, or offer, you can use your personalized Buyer Pipeline Log intake form to submit a short entry about that activity. This form is designed to be quick and simple to complete.

Each submission automatically feeds into a private Google Sheet called “Raw Form Data,” where all entries are stored exactly as they were submitted. That information is then automatically organized into a second sheet called the “CLIENT_PORTAL.” This dashboard restructures the data into a clean, easy-to-read format so you can see patterns such as how many buyers have viewed the home, how often feedback is being left, and where interest may be slowing or increasing.

Over time, this system gives you a live, organized picture of buyer demand instead of scattered notes or guesswork.

Your personalized Buyer Pipeline Log link is provided by your Clear Path Consultant. It is a private Google Sheet/Tally Form integration created specifically for your listing and can be accessed at any time using the link you received by email.

Market Feedback Index

What it is.

The Market Feedback Index (MFI) is a way to collect honest, structured impressions from people who tour your home. Instead of relying on scattered comments or delayed agent messages, this system captures buyer and agent feedback in a consistent, organized format.

How to use it.

You will receive a personalized Market Feedback Index intake form, delivered as a private web link.

After a showing, the link can be sent directly to buyers or their agents to collect feedback, or—if requested—converted into a printable QR code to place inside the home. Each submission automatically feeds into a private Google Sheet under a tab labeled “Raw Feedback Data,” where responses are captured exactly as entered. That information is then organized into a second tab called the “CLIENT_PORTAL,” which formats the feedback into a clear, easy-to-read view so patterns, recurring objections, and positive signals become visible over time.

This approach prioritizes direct delivery, which typically results in higher response rates, while still allowing in-home access when needed—giving you a clearer, more accurate read on how the market is responding to the property.

The Market Feedback Index records why it is happening; what buyers are noticing, what they like, and what may be causing hesitation. When used together, these systems allow you to see both activity and sentiment in one place. This helps you move beyond guesswork and understand whether your pricing, presentation, and marketing are generating the response you want. Over time, patterns become clear, making it easier to decide when to hold firm, when to adjust, and when interest is building.
